When you finally make “the decision” to purchase your cottage property, typically the traditional images and thoughts begin to stir your imagination. Thoughts of warm days, hanging out at the dock sipping your favourite beverage.
As you build your buyer list of important features, the typical priorities begin to emerge:
- Winterized or three season cottage
- Number of bedrooms
- Fireplace
- Road access
- Shoreline-deep water or shallow entry
- Docks for boats
- Decks
- Septic system
- Water-lake or well (drilled/dug)
And the list G R O W S
But there are some questions that are not always asked by buyers...and should be.
Let’s explore some of these
1. LARGE LAKE VS SMALLER LAKE
Many buyers automatically default that they need to be on a larger lake for no apparent reason. They may be thinking about hanging out on the lake in their motor boat (that they do not yet own) along with the other wake boats and jet skis.
For many cottage buyers, they will never purchase that wake boat but in fact their interests end up better suited for quieter water sports such as canoeing, kayaking, and supping. For them, a smaller, less busy lake may be the perfect choice.
So ask yourself the question, what water activities am I really interested in? And remember, there are even non-motorized lakes out there.
2. BOAT LAUNCH
So you own a boat, you purchase your special cottage, and now you have to figure out how to get your boat in the water. Access to the lake for your boat and trailer is not always easy, but having a public boat launch can save the day. Does the lake you are looking at have a launch?
3.QUALITY OF THE LAKE
It does not matter what lake you are looking at, the water pretty well looks the same. But all lake water is not the same, and it is something you probably want to know about. For example, some lakes are more susceptible to algae blooms. Is the lake you are considering have this issue?
4. PROXIMITY TO HIKING AND BIKE TRAILS
Many buyers focus on the water sports or hanging out at the water, but there are so many other types of activities. Are you the type of person that likes to explore or get out and get some good physical exercise. Then maybe you want a cottage that is located close to hiking trails or bike trails.
No one said it is easy to purchase the cottage of your dreams, but make sure the property you purchase ticks the right boxes for YOU.
